Manheim Park, a neighborhood in Kansas City, Missouri, has undergone significant demographic changes from 2013 to 2022. The area transitioned from a predominantly Black community to one with moderate diversity. As of 2022, the neighborhood has a population of 1,453 and a median income of $31,151. This study examines the demographic and economic shifts in Manheim Park over the past decade.
In 2013, Manheim Park had low diversity with a clear Black majority, comprising 91% of the population. Over the next decade, the neighborhood experienced a substantial transition. From 2013 to 2016, the community remained a Black majority but began showing signs of increasing diversity. Between 2017 and 2019, the neighborhood transitioned to a Black plurality as the Black population dropped below 75% but remained the largest group. By 2020-2022, Manheim Park had evolved into a transitional community with moderate diversity. The Black population decreased to 44%, while Hispanic and White populations increased significantly to 22% and 28% respectively.
The demographic shifts in Manheim Park correlate with significant changes in median income. From 2013 to 2017, as diversity began to increase, median income rose from $18,155 to $28,468, a 57% increase. Between 2018 and 2022, as the community became more diverse, median income continued to rise, reaching $31,151 in 2022, a 71% increase from 2013. The population also fluctuated, peaking at 1,882 in 2017 before declining to 1,453 in 2022.
The demographic shifts in Manheim Park mirror broader national trends of increasing diversity in urban areas. The rapid pace of change in this neighborhood is noteworthy. The substantial increase in median income (71% over a decade) outpaces national averages and suggests significant economic changes accompanying the demographic shift.
The transition from a predominantly Black community to one with significant Hispanic and White populations is reminiscent of gentrification patterns seen in other urban areas across the United States. However, the retention of a significant Black plurality distinguishes Manheim Park from fully gentrified neighborhoods.
Manheim Park exemplifies a neighborhood in transition, balancing increased diversity with economic growth. The challenge moving forward will be to maintain this diversity while ensuring equitable development for all residents.
